Could only really be rust at 45k miles? Still massively tempted but keep trying to talk myself out of it!

I went and had a look at it. Was missing the spare wheel, had water in the spare wheel well. Big hole in the sill, so probably a dodgy MOT.
Bodywork not as good as in pics and seller had left the sunroof open all night to interior was soaking.
